Interested in waterfront or lakeview property in Lakeway, Lago Vista, Point Venture, Volente, Jonestown, Briarcliff, or Spicewood?
I add my newest homes and other real estate listings to this website first. It can be some time before they appear in the Austin, Texas area MLS and even later on the national listings web sites, if at all.
By signing up to receive my latest listings, I'll send you an email notice instantly -- as soon as the homes for sale go online. You'll find out first, before other Lake Travis, Lakeway, Lago Vista, Point Venture, Volente, Jonestown, Briarcliff or Spicewood buyers.
There is absolutely no obligation, and this service is free of charge. Don't miss out! | | | |
For even more, sign up for my V.I.P. Buyer Service and receive your own, personal website to track waterfront listings!
With this service, I'll set you up with a personalized, custom website where you can keep track of the currently available lakefront homes. You'll receive an email notification whenever a new property hits the market (or an existing listing is reduced in price), and that property will automatically be added to your website.
With your personal website, you can categorize homes as favorites, possibilities, and rejects, and add comments to any property. I can also add Agent Comments, so you'll know my personal opinion on the pros and cons of any particular home.
When a home goes under contract, it will be automatically removed from your website. So, you'll always be on top of things, with up-to-the-minute knowledge of what's available and you'll have first dibs on the perfect home when it comes around!
To get your own website, email me (or fill out the form below) with your specific search criteria - price range, preferred location(s), waterfront versus lake view, square footage requirements, etc. - the more details, the better!

Buying Land and New Construction >New Homes
Buying a house that is under construction gives you the opportunity to customize your new home by adding special features to the basic home. When deciding on additional features, consider how they will affect the re-sale value of the home and whether these additions will over-improve your home.
Money spent to improve and modernize kitchens and bathrooms is almost always a good investment. Granite and corian counter tops, side-by-side refrigerators, tile flooring and whirlpool tubs are popular upgrades. If the builder's standard flooring for the living room, dining room or foyer is linoleum, changing to hardwood or tile will increase the resale value of the home. And even if you don't enjoy sitting around a roaring fireplace, the next owner may want one. If you plan to finish the basement later, you may want to "rough-in" the plumbing for a bath during the original construction. You should consider your own enjoyment--and what will increase the value of your home when you sell.
