Not Your Typical "Old School" Marketing
"To any prospective property seller... I recommend you strongly consider having Mick Hooper sell your real estate. Simply stated he did a wonderful job of marketing and selling our 5 acre lake lot at the north end of Lake Travis. We had tried selling the property ourselves for 3 months and then listed our property with another seasoned Realtor for the ensuing 18 months. The first Realtor was competent and was one of the larger agents for lake properties in Central Texas. But beyond a first generation, static website with one digital picture, the first Realtor was decidedly old school in his marketing approach with newspaper listings and post card mailers. The market was weak and the old approaches simply didn't generate the traffic necessary to sell the property. We decided that a fresh approach was needed. The Realtor who sold our house suggested that we talk to Mick. With her fifteen years of selling homes she felt that Mick was very skilled and professional in his approach to selling property. After interviewing Mick, we quickly agreed and looked forward to his new marketing approaches. Suffice it to say that within six weeks he had more people visit the property than the previous Realtor had accomplished in the past 12 months! And when the offer came in, Mick was completely on top of the process. Nothing fell through the cracks (as had happened with the prior Realtor with two separate buyers). Communication was very effective and I was fully aware of what was happening through to the close. This is even more remarkable with the fact that I was living 1,500 miles away and I had never even met Mick in person! If you are looking for the old school approach to finding a buyer for your property Mick is not the right guy for the job. But if you want the most possible qualified buyers to know about your property, I highly recommend that you talk with Mick. He builds awareness!"

If you are a typical home buyer, you are likely to eliminate a home with a basement that has water stains or mildew on the walls or floors. Before you completely rule out a home that you really like because of a water issue, you should get an expert's opinion.
A basement can often be dried out easily. A new set of gutters, repairs to a plugged up outdoor drain, or simple regrading of soil around the foundation may solve the problem. A home inspector or water-proofing company can give you an idea about what is causing the dampness, as well as how much you will have to pay to waterproof the area. Sometimes the home owner will consider negotiating the repair costs with the buyers, especially if the alternative is no offer at all. If the house is a "fixer-upper" and priced accordingly, you could get an excellent value that more timid buyers might pass up.
